Wow I wonder what that really means as most of the condos and homes over there are individually own so they can’t really just close that. I’m assuming this means the marina the casino the marina shops and maybe the Hilton. Hopefully somebody figures out something fast because this property will going Into decay fast without proper maintenance

Really going to suck for them because I think most of the amenities are run by resort world. Maybe will be able to get cheap rentals

Just went to their website and this is what it says there.

Resorts World Bimini Bahamas will be closed for seasonal maintenance January 5th- 17th , 2019.

Our resort will reopen “January 18, 2019”

Hopefully that is the case that they reopen. But closing for seasonal maintenance is fishy. As is any maintenance in The Bahamas.

I have heard different stories from different sources.

Last year Resorts World laid off the majority of their staff for a period over the winter.

We will not know the truth until the property reopens.

The Bimini Bay / RW / Hilton development is event more complex than Bimini Sands. Gerardo Capo had or has title to all of the land. Each facility was built on his land. Hopefully the Bimini Bay condos and the newer residences have been granted title to their land.

Bimini Bay also has lawsuits going against Capo.

It certainly is possible that the verdict has caused difficulty for Capo in continuing operations.

These issues are separate from what is going on at Bimini Sands with the exception of the grounds management at Bimini Bay and Bimini Sands is currently provided by KW.

Bimini Sands is almost entirely shut down at the moment. We will have to see if the rental pool opens back up.

One must wonder though that if KW is providing service to both resorts the one with deeper pockets is going to get the most attention.

This is different page then I saw last summer for bimini. Looks like they are trying to sell units and find personal owners.

The listing agent is from company mentioned in previous post/link.

Peter is not willing to say what his intentions are and often changes his story.

I agree that he wants a different clientel. It also is clear that he is trying to remove the current players in the rental business.

Most of the homeowners love us because we bring them large amounts of rentals. There are some that would prefer to have the condos and marina empty so they have a private paradise.

From the developer’s perspective we are less appealing. We use communal facilities that the developer pays for. Our dock fees and fuel purchases bring him revenue but not as much as if he had a marina full of large yachts using services. Events such as Crossing For A Cure which is paddleboarders are worse for the developer. Huge communal area cost with very little revenue. Additionally many boating groups stay for two or three days creating a lot of small transactions which are additional work for the marina staff. Beyond Peter the dock staff complained about lots of small fuel purchases on credit cards from our group this year.

Peter created a new website and Facebook presence for Bimini Sands Residences and Marina to compete with the traditional Bimini Sands Resort and Marina presence.

Brad shut down his rentals business a month or two ago. Initially it was planned to be a temporary shutdown but he has decided to walk away.

Bimini native Beth Watson who has handeled reservations is planning to take on Brad’s role while Jonisha who worked in past management at BS will handle housekeeking.

The Resort and Marina side seems to still have control of the condos and the support of most homeowners. The Residences and Marina (Peter) side has a firm grip on the marina and has mostly shut down the communal facilities.

It is unknown who will come out on top.

Additionally I understand that trouble is brewing between the homeowners and KW.

The best I can do is to remain and contact and watch for a victor to emerge. That may not happen before summer of 2019.

I hear reports from Bimini most days and certainly every week. Beth and I have a call planned in December to discuss 2019.

I just got back from fishing trip and one of the maintenance employee said they will be changing out some flooring and making some small upgrades. he said it's their slowest time of the year right after new years.
