SW Florida - A little south of PGI?

Any of you SW Florida members by Punta Gorda Isles have any thoughts on this neighborhood a little south of PGI? If you do, know of any Pros or Cons?
It looks to have very quick access to the open waters.

That would be Pirate Harbor. I've driven through it and it seems like a nice place, but haven't heard any pro's or con's. I consider it a bit farther than the "middle of nowhere", though.
 
Extra awesome neighborhood. No deed restrictions. Can be a little sketchy getting in and out of there at extreme low tide. Jet boat probably not any issues. We almost bought a lot and built a home in there. But PGI won due to being closer and not having to drive 20 mins for groceries etc. Would have love the street address of capt kidd Blvd.

Thanks Brent. I live in kind of the middle of nowhere now and am looking for a different live style.

Thanks for the insight on tide levels. I am always thinking about resale so I will probably rule out this area. Plus don't want to be 20 minutes away from shopping. That is what I currently have. Been in my current home for almost 6 years and gets old being so far from things.
