I recently relocated for work (fr FL to NC). I bought a coach for temporary residence and I like it so much maybe I could stay on it on a more permanent basis. I got a campground near the office and it is convenient for me. I recently found a property, manufactured home (fully renovated) on 1.25 acres land with oversized workshop/garage 30 or so miles from the office. Since I am paying for boat/motorcycle storage, I figured I could purchase the property to store my boat/bike and some other junk lol and I could stay on it if I get tired living in the coach. The catch is, there is a room extension that the owner couldn't find permit. I am still in Florida but my plan is to go to city permit div/dept so I can see if I can get information before I make an offer. If there is no existing permit, does anyone know the liability if I purchased this without the permit? Can i pay a contractor to just demolish the room extension and I will be ok? I need to include this in what I want to offer, ie if removal cause 10K i will reduce my offer 10K etc.coach.jpgcoach jeep.jpg

Get an estimate on removal and make the offer. Some counties i wouldn't worry to much but where that is you best be by the book

Thanks I will also check property record and ask for some county/city inspection before purchase
 
As a Commercial Contractor myself, I would recommend getting it inspected by a licensed inspector. Home and Addition before even making an offer. Money well spent and should be $500 to $750 if I had to guess.
Any major red flags on the report, I would not pursue this house. Too many jag legs out there, and sounds like it may be a flip house already.
Who knows what repairs were done to the original house without a permit, etc. Electrical fires can be a huge issue if the Contractor or guy doing the work was not licensed, etc.
