Congratulations on the sale! No small trick these days.
We actually had a TON of showings, but no one put in offer because of the train tracks right behind my house. I don't blame them all, as that's one of our reasons for moving. In the Chicagoland area though, it's hard to get away from. So, the new home is actually about 2 blocks away from tracks, but much better area and more wooded to block the noise.
I just can't believe we sold in winter!
And they wanted in so bad they paid better to get in by end of the year! But now it's off to the in-laws house until we close on the next one. Waiting for the appraisal, which was done today, but the report etc. will probably not go out until Monday. That the the home inspection report are the only things having me worried about it all yet.

Bah, now we got the Home inspection report. LOT of stuff to do I guess. Didn't know I was missing a ridge shingle, so that was kinda nice to know I guess. Caulk and stuff here and there - which how am I supposed to do that when it's in the middle of winter? Seriously? And apparently he found an outlet that the ground didn't work, so I'll certainly check that out as well. I guess it's good that he did this inspection, but the inspection really is kinda dumb for some stuff. Like, we have 12" blown in insulation in the ceiling. But we moved some of it around to put down some plywood and used it for storage. I guess that's not "recommended". Oh, he found some paint chipping around the front door too. Whoopey doo. No time to paint in winter! Well... off to packing and such, see ya later!

Remember you don't have too fix everything. It sounds like he was very thorough which is good for the buyer for sure. Take care of the big stuff, negotiate away the little stuff and move on. Don't let it stress you out.

Actually, that's all quite fixable and low cost. It could have been much worse. Fix all such noted issues, document, and move on. Whole process is a big PIA now, but in a few months you will be very happy you've made this move.

Home inspectors have to find something to write in the report whenmi they can't find major issues. Sounds like your house is ready to move into. Oh... Congrats!
