So I live in Frisco, TX ( also know as the HOA Nazi capital of the world).

For reasons that are kind of irrelevant to the boat, we are moving a new house in July which is 2 miles east of our existing home. On the new house it is 99% certain that I will not be able to keep the boat either in the backyard or my garage. Hence, I am exploring the idea of keeping my old house, so I can store my boat. $2,500 a month will cover all my expenses for the old house, but my wife thinks that using 3,500 sqft of living area with 4 bedrooms 3.5 bathrooms and 2 car garage as boat is storage is insane. But I like it because the boat is 100% covered under shade and I have a rolling gate, so it super safe and cozy to have it at my place. I can see it from my living room and I can touch it from my bedroom window. Literaly I am typing this and the port side of my boat is less than 4 feet from me.

Can you guys help me with a brainstorm session!!! Ways to convince my wife or even better; what to do with all the empty space!!!!!!!!

I thought, about renting to a family ( because of the really good school district) but then I do think any family will want to rent a house with boat 3 feet from their living windows.

I agree with your wife. Indoor boat storage is way cheaper. You could just buy a new boat every 2 years

I am pretty sure someone would accept a lower rental rate as incentive to live there. Hell, you could be lucky to find someone who would pay more to have a Yamaha lawn ormament. BUT, do you really want someone else's children playing on or around your boat. It might strain landlord/tennant relations. $2500/month is a big pill to swallow.

Are you talking about indoor storage? I have power in my unit. I paid for the entire year upfront for 900 dollars. I work on my boat there. I guess if I needed something with more power than a drill, I would just drag it home. Edmond hoa are a pita too. I got a ticket because they could see my trash cart through the privacy fence in the back yard

@djetok $900 is awesome. The cheapest I have found is $240 a month. No power no work allowed. The last one I checked was a Qubesmart I think.
Only if you were like within 90 minutes of DFW. :banghead:

My HOA won’t let me change from 2 separate garge doors to a single garage door.

Yeah no way I would buy land and build my own storage facility for my boat for that much. I would look for a marina with dry storage at my favorite lake or another lake near by. I pay $250 a month for dry rack storage at my marina I call they use a lift and drop my boat in the water and if I want to work on it I call and they put it on one of their outdoor work racks with power and water. Heck for $2500 a month you could buy you own land on your favorite lake build a boat house and storage garage and have the best of it all.

Most are controlled by people with authority complexes.... i deal with them in my current job from time to time and they think they are god in their subdivisions!

Time to get a slip at the marina! Cottonwood is only 10 minutes away. It's covered, I do all my work at the slip and keep a heater in the bilge for the winter.

HEY, I'm VP of my HOA board.... LOL Of course I did it so I can try to make my life better. I got the rules changed from no boats at all, to in your garage is fine and you can even have it in your driveway for 48 hours to clean and prepare it.

Unless you can rent the house out with the boat stored there, I'm with the wife. You could buy a nice little spot on the lake with a lift for $2500/mo.

@Betik you need to move where there is no HOA or move out into the country with some land like we did. We found land and built the house and the toys came later. Bought our first camper and then shortly there after came the Yamama and we needed at least a roof over both of them. I knew if I was gonna pay for storage I'd much rather pay on a loan to build something on my own property and it be an investment or home improvement. So we built a garage for the boat and under the same roof have a carport for the camper and it's worked out great. We had to build it to match the house with brick exterior and the same pitch in the roof. It's slightly taller then our single story house since it has 16' walls. The garage door is 14' tall and 10.5 wide. I'll have to get pics later if you want them.

I agree with @PEARCE 100%. I love living in the sticks, on top of a hill. My driveway is 4300' long, although the boat is in our arena at the 300' mark. At the house the closest neighbor is 1200' thru the woods. That takes care of all the NIMBY's, Not In My Back Yard, people. No HOA anywhere near me. There are zoning regs., but very few if you are in agriculture. We store our boat in our arena/barn along with our Kubota tktr., Woodmizer sawmill, ATV's and other Farm equipment, that required no building permit. I can see people coming from a long way away. I laughed as one guest described my location as "defendable". The only time I miss our previous house, with the short little paved driveway, is during a dumping, greater than 24" of snow. But the Kubota with chains and a plow cleans it up better than any truck.

We do like having a slip at a marina. Less prep. time and we do not have to deal with the line of weekend warriors at the ramp.

Hmm, $30,000/year. You can buy a lot out here for that, build a nice barn, insulated, power, water, and land. Yes, you would have a POA, but if you promised a house to follow, and allowed room for it, the barn is an asset on property that would give you the boat right at the lake, or within 4 miles of the ramp, and be stored safely. That lot would probably be, depending on size, between $30K and $60K, and the barn would certainly be less than $10K. I know you could find a lot in the $30K or less range for 2 acres. So in less than 15 months, your in the black and saving $2500 per month! Just an observation, the boat is now outside your bedroom and living room, but in July, it will be two miles away from your bedroom and living room, at at a house that is empty. Even building in the country and getting 100% of what you want but with the costs of driving back and forth to work, that $2500 per month would offset those costs and pay you for the inconvenience of driving daily...but the drive daily would suck nonetheless...if you had to make it. Another idea, find a warehouse area, or older building that isn't renting, and store the boat there with utilities. My guess is that you can rent a small shop or building structure for maybe less than the $2500/month too. That way you participate on appreciation of the property. But the house doesn't sound that perfect to me. Neither does the new house...can you get out of the contract and get one built to the spec's you want, with a garage for the boat? My bet is that it won't cost you $2500/mo more to do just that, will it?

@Betik, you know you could try to build a garage door that looks like your two door façade from the front side and store your boat there. I hate HOAs they are such Nazis!!!!

THANK YOU. it is $230 for enclosed, but at least they provide power and the lady on the phone was SUPER nice. They have nothing now, but I will check with them March/April. Hopefully someone moves his/her boat next by @Shuck Water and pays $450 a month.
