WARNING:Bimini Cove War between the new Developer Owner and Unit Owners

Warning.....Bimini Cove and the individual owners at the Cove are in a war with each other. Here is the lastest volley in that war:

The new Bimini Cove is getting ready to announce our new premier renters club for the 2023 season. This program is fully supported by the developers which means you will always have first choice and preference on dockage and the use of all its amenities over Airbnb renter’s.​

Please be aware the developers does not support or recognize the Airbnb program which means if you select to rent a Airbnb unit you will only have limited access to the amenities as well as dockage. Airbnb renters will not be allowed to make prior reservations on dockage until day of departure and based on availability.​

We invite all owners who have their units listed on Airbnb to join and support the Bimini Cove rental program. This is one community and everyone should support the developers in their efforts to beautify and improve the amenities of our property.​

So if you rent from an owner who hasn't joined their "club" you won't be able to reserve docks until the day you leave for the island.....which means....you won't rent from them. I have to assume they are approaching it this way for a number of reasons, one being that the owners refused to raise the dues.

I see where they are coming from. Unregulated short term rentals are bad for communities. Visitors have less respect for property, neighbors, etc. than people with permanent ties to a place. It’s just human nature.

They are starting to require short term rental licenses here due to irresponsible owners and the disruption and violence caused by their renters.

down here the minimum rental period is 28 days without a license that is more expensive than the property

We have a cabin in a small town with a snow ski hill less than 20 miles away. Now 1/3 of the homes are Airbnb’s of VRBO’s and it is a shitshow. People who live here full time can no longer afford it. Businesses can’t find anyone to work because there are no locals anymore. Everyone in the town is now a stranger and so are the owners since they never come here and have no interest in the community until they want something expensive added to their respective communities to entertain their guests (parks, walking trails, brew pubs, visitor centers, etc…) All in the name of the mighty dollar for people who think they are investors but couldn’t afford the place if it doesn’t rent. Some people may call this progress but if they do they likely never lived in these quiet communities before the short term rental boom. Short term rentals should have to pay double on their HOA’s since they put the most stress on their respective communities with water, road, dock, etc. use and the damage and garbage they leave behind. It may not be you but probably the people who come in literally 3 hours after you.

During Bimini Sand's best days the rental pool was operated by the developer's agent who was responsible for everything there and worked closely with the local staff to keep it running. Rental condos came from the rental pool. All the slips were in the rental pool. They took excellent care of our groups when visiting.

The official rental pool was excellent until a new agent was appointed who did not want small boats filling the marina for short term slip rentals.

I hope that the current changes are intended to get back to that system.

There also is a property tax incentive for the condo owners to participate in the official rental pool.
